What is Creative Financing?

Creative financing is a term that refers to any alternative way of buying or selling a property, other than the traditional methods of using cash or getting a mortgage from a bank. Some examples of creative financing are:

All Cash Offer “AS IS”

This is for when a client has motivation to sell now and is willing to trade some of their home’s equity for a fast, quick cash close. We make our cash offers using the latest market data of sold homes in the area with similar characteristics.

Owner financing

This is when the seller acts as the bank, and lends you the money to buy the property. You pay a down payment, and then make monthly payments to the seller, with interest. The seller holds the title until you pay off the loan. This way, you can buy a property without having to qualify for a bank loan. The Buyer and Seller save on closing costs and other fees associated with a traditional sale of a home.

Subject-to

This is when we take over the existing mortgage payments from the seller, without assuming the loan. The seller transfers the title/deed to us. We pay the seller an agreed amount upfront, and then make the monthly payments to your lender using a 3rd party escrow company each month.

Lease option

This is when you lease a property from the seller, with the option to buy it at a later date. You pay a monthly rent, and a portion of it goes towards the purchase price. You also pay an option fee upfront, which gives you the right to buy the property within a certain period of time. This way, you can lock in the price and terms of the deal, and build equity while you live in the property.
