What Is Creative Financing?

Creative financing is a term that refers to any alternative way of buying or selling a property, other than the traditional methods of using cash or getting a mortgage from a bank. Some examples of how we structure deals using Creative Financing are: ALL CASH “AS IS” OFFER This is for when a home owner has motivation to sell their home now and is willing to trade some of their home’s equity for a fast cash closing. We make all cash offers to home owners using the latest market data of sold homes in that area with similar characteristics.

AS IS CASH OFFER

As investors, we know sellers sometimes need cash fast or have problems we need to help them solve before they can sell their home. Our team of experienced home solution experts will work with you to find the best way to sell your home regardless of any personal, financial or home issues. We are here to offer a fast cash for equity trade. If an all cash offer is not the solution, we offer other creative terms to buy your home.

OWNER FINANCING

This is when the seller acts as the bank and lends us all or a portion of the money to buy the home. We pay a small down payment and then make monthly payments to the seller using a 3rd party servicing company. The Owner hold the title in escrow until we pay off the loan. And gets to keep any and all down payments, monthly payments, repairs, etc. if we default. This allows us to buy the property without having to qualify for a bank loan. The Owner and EAG save money on commissions, fees, closing costs, inspections, appraisals, repairs, and other costs associated with a traditional home sale.

NOVATIONS AGREEMENT

EAG will partner with home sellers that are looking to sell their home for top dollar on the Multiple Listing Service, but do not have money to make repairs. We will consult the home owner on what repairs are needed to demand top dollar on the MLS. Our team then pays for those repair costs, and lists the property on the MLS. At closing, the home owner repays us the repair costs and our agreed upon partnership fee and receives a higher payout due to the homes increased value.

SUBJECT TO

This is when we take over the existing mortgage payments for the home owner without assuming the mortgage loan. The home owner transfers the title/ deed to us which makes us responsible for all financial and repair costs associated with the home moving forward. EAG pays the home owner an agreed amount upfront, and then we make the monthly payments directly to your lender using a 3rd party servicing company each month 2 days before the mortgage due date.

LIST THE HOME ON THE MLS

EAG partners with homeowners to list their property for sale on the Multiple Listing Service. This will get your home the most eyes on it, but may not necessarily be the homeowner's most lucrative option. We are always available for a free, no-cost consultation. Let’s JV together!

LEASE OPTION

EAG will lease the property from the seller with the option to buy it at a later date. We pay the owner monthly rent (via a servicing company). We then pay an agreed option fee upfront if we decide to buy the property within an agreed period of time.
